Previously a corner of tenant-occupied suite with low ceilings, outdated finishes and extensive ductwork in the 3120 Highwoods Blvd building, the new Magnolia Amenity Center has undergone a dramatic renovation to create a bright, open, and inviting environment, thoughtfully designed to enhance employee well-being and encourage connection.

The design team tackled the challenge of the existing mechanical systems by installing a warm, slat wood ceiling that both conceals the overhead infrastructure and adds a sophisticated architectural element. The low ceilings were removed and the remaining ceiling was left open to the deck and painted a crisp white, maximizing the sense of height and openness. Acoustical ceiling clouds were strategically placed to control sound and elevate comfort, blending functionality with clean, modern aesthetics.

The heart of the space features a comfortable lounge area ideal for informal meetings, solo breaks, or socializing with colleagues. A sleek, fully stocked coffee bar invites casual conversation and a much-needed caffeine boost, while a wall-mounted TV offers entertainment, news, or ambient visuals throughout the day.

Blending refined design with practical comfort, the renovated Amenity Center serves as a central hub for relaxation, collaboration, and daily enjoyment within the office environment.
